How HALL Park is Leading the Next Chapter of Far North Texas’ Office Growth

In the fast-evolving office sector, Class-A property owners and developers are focused on providing flexible, high-quality experiences to meet the needs of companies and their employees.
An example can be found in one of the Dallas area’s fastest-growing cities, Frisco, where HALL Park, a 162-acre mixed-use development, stays ahead of changing office tenant expectations, said Kim Butler, executive vice president at HALL Group.
“As tenant needs evolve, Frisco and HALL Park remain magnets for small startups and global powerhouses alike,” Butler said.
Bisnow spoke with HALL Park’s leasing team of Butler and Vice Presidents of Leasing Rena Padachy and Brad Gibson to see what these trends look like at ground level and learn how the nearly 30-year-old HALL Park remains at the forefront of a competitive office market.
Changing Office Trends
Like other business hubs, office leasing activity in far north Texas has picked up, but it looks different from how it did pre-2020. Major corporate transactions are moving forward, though at a measured pace. The slowdown stems from longer decision-making processes involving larger teams, ongoing economic uncertainty and unanswered questions about interest rates.
“We are seeing more people involved in the decision-making process and longer vetting time periods,” Padachy said. “Companies are definitely more cautious in their commitments.”
While Far North Dallas, Plano and Frisco are seeing large transactions, Uptown Dallas still leads the charge. However, the market is increasingly adopting the hub-and-spoke model.
In a recent example, Deloitte leased 100K SF of office space in Uptown and subsequently secured an additional floor at HALL Park’s newest office building to establish a strategic presence in far north Texas.
While big tenants are moving more slowly, small and midsized businesses are keeping the market active, particularly professional service firms and growing companies relocating from places such as California, New York and Chicago.

“There’s a steady pipeline of 2K SF to 7K SF users,” Gibson said. “They’re often entrepreneurial or expanding from another market and want a far north Texas presence.”
HALL Park’s ability to support tenants of all sizes is one of its standout features, according to Gibson.
“That’s really been our success: growing companies,” he said.
This culture extends to how HALL Park supports its businesses.
“Because Craig Hall is an entrepreneur, he understands what it takes to grow a business from the ground up,” Gibson said. “HALL Park continues to deliver for tenants of all types, including early-stage companies. We have the flexibility to help them expand and adapt as they grow, with a range of office space options.”
When companies choose Frisco, it is rarely just about office space. It is about access to talent, schools and quality of life, Padachy said.
“The labor pool here is incredibly strong, especially with the tech talent moving in, a lot of whom are drawn by the great schools,” she said.
Add to that the shorter commutes compared to the Dallas core, and it becomes clear why companies are planting roots in the city.
“Executives are moving here, and they want offices near their homes because commute tolerance is way down,” Padachy said.
Workplaces Redefined: Design Meets Function
Companies are reimagining their ideal workspaces, focusing not just on design but also on function.
HALL Park’s latest office building features balconies on every floor, a rarity in the market. From client lunches to team meetings and happy hours, outdoor space has evolved from a perk into a true strategic advantage.
The leasing team is also seeing renewed demand for private offices for executives and client-facing employees, marking a shift away from the open-office trend of the past decade.
“People want offices again, and they’re not just for managers,” Butler said. “They’re for anyone client-facing or needing a space for focused work.”
Spaces also need to impress. The leasing team said HALL Park’s high-end, move-in-ready spec suites are leasing quickly.
“We’ve had companies call and say, ‘We don’t want to see anything except spec,’” Gibson said. “That’s very telling of the times.”

In another growing trend, companies are adding large-scale, experiential spaces for training, client meetings and internal conferences. For the newest tower at HALL Park, recently signed tenants such as The Standard, Chobani and LTIMindtree were looking for exactly that.
“Having a central hub in the United States with seamless access to a hotel for traveling employees and clients was a major factor in their decisions,” Padachy said. “The integrated amenities of the office and HALL Park Hotel give them a turnkey solution that few other office buildings can offer.”
Today, companies are looking beyond office space to the ecosystems around them, and HALL Park Hotel serves as a cornerstone. The boutique hotel offers premium accommodations, including 60 reserve suites designed for long-term stays or for those needing extra space.
Each suite features apartment-style amenities such as a kitchenette with a sink, stove and microwave. These are ideal for companies relocating or hosting traveling teams, Butler said.
“Tenants love having a boutique hotel connected to their office space,” she said. “Their teams can fly in, stay, meet and socialize without ever leaving the property. It’s quickly become a hub for national teams.”
The newly opened Kaleidoscope Park, a 5.7-acre programmed green space, has also become a defining advantage. With weekly fitness classes and ongoing community events, tenants have direct access to free programming. Having the opportunity to get out of the office and have lunch at the park increases employees’ productivity, Butler said.
“With the addition of The Monarch residential tower and new dining options on the horizon, HALL Park is evolving into a full-fledged destination for employees and the community alike,” she said.
Legacy Buildings Hold Strong
While office developments like HALL Park’s new tower are drawing attention, the development’s 15 legacy buildings remain competitive thanks to consistent reinvestment.
“Everything is maintained as Class-A, whether it was built last year or 20 years ago,” Padachy said. “Art in every building, shared access to green spaces and the upkeep of common areas ensure that even our legacy buildings continue to feel vibrant.”
The leasing team said these spaces not only provide a more approachable price point but also grant full access to all the amenities and benefits of HALL Park.
And while speculative construction across DFW has slowed dramatically, HALL Park remains bullish on long-term demand.
“We think future Class-AA space is going to do really well,” Gibson said. “There’s limited new office construction happening, and companies are realizing that if they want new space, they need to act now.”

HALL Park, while already generating buzz, is poised to capture the unmet demand.
“If Craig Hall builds it, it’s because he believes in the future of this market, and we do too,” Gibson said.
Having recently celebrated a major milestone in its evolution, the park is now one-third complete in the realization of its master plan.
“For many years, HALL Park was just an office park,” Butler said. “Now, it’s a community where people can do more than work. They can meet friends for lunch, connect with neighbors at HALL Park Hotel or enjoy time with family at Kaleidoscope Park. That’s what sets it apart.”
HALL Park is betting on long-term value, something that resonates with tenants looking for more than just square footage, she said. In a shifting market, HALL Park’s focus on experience, community and enduring quality sets a benchmark for what the future of the workplace can be.
