Dallas Business Journal: First Tenant Announced for New 16-Story Office Tower in Frisco

Chobani LLC was announced Jan. 8 as the first tenant in a recently completed 16-story office tower in Frisco’s Hall Park.

The food and beverage company has signed a lease for 28,674 square feet at The Tower, a 368,000-square-foot building located at 6605 Warren Pkwy. Chobani will occupy one floor of the building.

Chobani will relocate from its Plano office this summer to establish a larger workplace and customer experience center.

Terms of the lease were not disclosed and Chobani could not be reached for comment. It’s a marquee name for the new tower: Chobani, which helped popularize Greek yogurt in the U.S., had net sales of $2.53 billion in 2023, Bloomberg reported.

The Tower offers amenities including a fitness center, a private corporate lounge, and an outdoor hospitality deck.

Dallas-based general contractor Austin Commercial Inc. and Dallas-based architecture firm HKS Inc. completed the construction of the office building near the end of 2024.

While Hall Park representatives could not confirm additional tenants, a spokesperson said the new building has attracted interest from professional services firms. Currently, more than 289,000 square feet remain available for lease, according to the Hall Park website.

Despite the persistence of hybrid work strategies, the fourth quarter of 2024 showed positive signs for the office market.  A report from the research arm of real estate firm Savills indicated that Dallas-Fort Worth’s leasing activity increased 18% in the fourth quarter compared with the same period a year earlier, driven by large renewals and relocations. About 3 million square feet of leases were signed last quarter.

The Tower is part of the initial phase of Hall Park’s $7 billion master plan to transform the 162-acre office campus into more of a mixed-use community. The redevelopment includes residential, retail and hospitality spaces, along with a 5.7-acre community park that opened last fall.

Other recent additions to Hall Park include The Monarch, a 214-unit high-rise apartment building, and a 224-room hotel.
