Why Are Brokers Recommending Frisco, TX Office Space?

Brokers working the North Texas office market keep landing on the same answer for growing clients: Frisco, TX office space. Companies want three things from their next office: access to talent, an easy commute and amenities that make people want to come in. Frisco delivers all three, and the numbers back it up.

The short answer: Growing companies are choosing Frisco, TX because it pairs a fast-growing, highly educated workforce with direct Dallas North Tollway access and walkable, amenity-rich office campuses. For brokers, that combination makes it easier to justify a move to leadership and easier for clients to recruit once they arrive.

Here’s what brokers should know when bringing Frisco to the table.

What Is Happening in the Frisco, TX Office Market Right Now?

The Dallas-Fort Worth office market is picking up speed. According to Cushman & Wakefield, DFW posted 4.4 million square feet of leasing in Q3 2026, the highest quarterly total since early 2019. Overall vacancy dropped to 23.7%, and Class A asking rents reached a record $39.94 per square foot.

The Legacy/Frisco submarket ranked second in DFW for net absorption that quarter, adding 179,490 square feet. That demand follows a strong year for Frisco. The Frisco Economic Development Corporation logged 14 corporate relocations and expansions in fiscal year 2025, creating or retaining about 3,100 jobs and leasing roughly 650,000 square feet of space. Nine of those 14 deals happened without financial incentives.

For brokers, that means two things. Clients are competing for quality space, and Frisco is a market where companies are choosing to grow on their own merits.

How Does Frisco Help Companies Recruit and Retain Talent?

Talent is usually the deciding factor in a relocation, and it’s where Frisco makes the strongest case.

The broader region is adding workers faster than anywhere else in the country. The Dallas Regional Chamber reports that DFW has added about 450,000 net new jobs this decade, the most of any U.S. metro, with 87 corporate location and expansion announcements in 2025 alone.

Frisco itself has grown to an estimated 245,000 residents. The city’s appeal to families also matters for recruiting:

  • Schools: Frisco ISD’s four-year graduation rate is 98.8%, according to The Texas Tribune, and 66 students were named National Merit Scholars in 2026.
  • Safety: MoneyGeek ranked Frisco 17th safest out of 315 U.S. cities with more than 100,000 residents in 2026.
  • Income and taxes: The median household income is $150,212, according to Data USA, and Texas has no state income tax.

When a client needs to attract experienced professionals, an office in a city where those professionals already want to live does a lot of the work.

What Is the Commute Like to Office Space on the Dallas North Tollway?

Frisco sits about 25 miles north of Downtown Dallas along the Dallas North Tollway, one of North Texas’s main business corridors. Employees coming from Plano, McKinney, Prosper, Little Elm and North Dallas can reach the city without driving into the urban core.

Business travel is simple too. HALL Park is about 20 miles from DFW International Airport, which keeps client visits and team travel manageable. For companies with employees spread across the northern suburbs, a Tollway address often shortens the average commute compared to a downtown office.

Which Office Amenities Matter Most to Tenants in North Texas?

Companies that want people back in the office are paying close attention to what’s within walking distance. Brokers hear the same requests again and again: places to eat, room to host clients and outdoor space for the team.

That’s where a mixed-use campus has an edge over a standalone building. At HALL Park, a 162-acre campus, tenants have:

  • HALL Park Hotel, with 224 guest rooms and 20,000 square feet of meeting and event space for client visits, offsites and trainings
  • Kaleidoscope Park, with free year-round programming, outdoor workspaces, concerts and markets steps from the office
  • Two fitness centers with a combined 10,000 square feet, built for a workout that can fit any schedule
  • The Tower at HALL Park, a trophy office building with a corporate lounge, fitness center, rooftop amenity decks and balconies on every suite level
  • New dining, with Tango Room steakhouse and Commissary café and market opening in early 2027

HALL Park also sits across from The Star, home of the Dallas Cowboys. Frisco added another major destination when Universal Kids Resort opened in July 2026. Destinations like these keep the city active after work hours and give employees more reasons to enjoy where they work.

How HALL Park Helps Brokers Close Frisco Office Deals

A strong location helps start the conversation. HALL Park offers a range of building types and suite sizes across the campus, from The Tower to smaller suites for growing teams.

The campus is also still growing. Construction on The Terraces HALL Park, a 10-story Class A office building, and a $14 million expansion of Kaleidoscope Park began in June 2026, with both scheduled for delivery in 2028. Clients signing today can grow into a campus that will offer even more in a few years. See the full plan on The Future of HALL Park page.

For brokers, that adds up to a simple pitch: a fast-growing city, a short commute for North Texas talent and a campus where tenants have everything they need within walking distance.
